Trying to sell a timeshare yourself can feel like a daunting task. However, using a broker can prove costly, and these fees can cut into any profit you hope to make. Additionally, you must pay many of the monies upfront to use a broker, and typically these fees are not refundable, even if the broker is unable to sell your timeshare. You'll need to put energy into successfully marketing a timeshare yourself.
Step 1
Choose a realistic price for the property. Although you may wish to make a large profit, keep the price competitive. Check with your resort to find out current sale prices on similar units. Review online auctions as well to gather recent sales numbers, then use these figures to price your property. When you advertise the price, quote the maintenance fees as well.
Step 2
Create an appealing but accurate ad for your timeshare. List the number of bedrooms, bathrooms and amenities your unit includes. Incorporate photos that draw attention to highlights of the timeshare, such as the view.
Step 3
Advertise through free services. Design fliers, and hang them at local businesses around the resort with your contact information and details about the timeshare, such as whether you have a fixed or floating week. Some other places to hang fliers advertising the timeshare include local office complexes, libraries and college campuses. You can also use free timeshare resort listing services online.
Step 4
Consider an online auction. Select a reserve price for the week to sell your timeshare through an online auction. Post your ad and pictures through an online timeshare auction website, and make payment arrangements with the winning bidder after the auction has ended.
Step 5
Draw up contracts once you have a buyer. If you are unsure of the information to include in the resale documents for your transaction, purchase a timeshare resale kit from a company that specializes in timeshare-related paperwork.
